Real Estate
When it comes to prime real estate, there’s one thing that matters most: location, location, location. Tulsa is a central hub of the U.S., accessible by land, air, rail and port. With the space, resources and low costs to scale, building in Tulsa just makes sense.

Opportunities for Development
Kirkpatrick Heights
TAEO is working with the Greenwood Legacy Corporation (GLC) and community stakeholders to unlock 56 acres of transformative, community-led mixed-use growth in the historic Greenwood district. TAEO and the GLC invite visionary development partners to build equitable housing and commercial spaces that drive local wealth creation. If you are ready to shape the future of North Tulsa, please contact our team today to explore partnership opportunities.
Projects Bringing Life to Tulsa
TAEO holds an active role in Tulsa real estate, managing assets, properties for sale and working with community partners on development projects. We work to connect businesses, developers and Tulsans with the resources to thrive.
Parking
Previously under the Tulsa Parking Authority before transitioning to TAEO, our downtown parking garages provide the backbone to our operations. The parking garages at Main Park Plaza and 100 West are owned by TAEO and managed by partners.
Kirkpatrick Heights / Greenwood Master Plan
The Kirkpatrick Heights/Greenwood Master Plan establishes a community-driven vision for redevelopment that honors the legacy of Historic Greenwood and Black Wall Street while creating new opportunities for housing, entrepreneurship and community investment. After being awarded a Department of Transportation grant, we’ve worked with consultants to establish assessments of project areas, helping identify existing site conditions and prepare properties for future redevelopment.
GEM
The Greenwood Entrepreneurship at Moton (GEM) project transformed a historic Tulsa landmark into a high-impact incubator, designed to foster economic advancement for Black entrepreneurs. A previous TDA lot, GEM provides dedicated space and specialized resources in order to be a catalyst for innovation and sustainable business growth. GEM is the headquarters for Black Tech Street.
Affordable Housing Trust Fund (AHTF)
Managed through TAEO, the Affordable Housing Trust Fund (AHTF) prioritizes the development and protection of local housing options. This initiative aligns with the City of Tulsa’s objective to provide high-quality residential options for every citizen. By offering development financing, support for homebuyers, incentives for landlords and direct rental aid, TAEO leverages the AHTF to provide stability to residents where it matters most: housing.
Just Home
With support from the MacArthur Foundation and the Urban Institute, the Just Home project is an initiative designed to provide housing opportunities for justice-involved individuals. This is a community-led, collaborative effort with TAEO working with three local partners: Family and Children Services, Housing Solutions and the Terence Crutcher Foundation. TAEO is serving as the project manager during the planning and implementation periods, as well as the PRI partner for funds to support the Just Home Project and development of housing units. This collaborative effort advances community-driven solutions to address vulnerability to homelessness.
Tulsa Development Authority (TDA)
The Tulsa Development Authority serves as the property-owning branch of TAEO. TDA exists to promote the revitalization of declining areas and the encouragement of private reinvestment and economic growth through rehabilitation and redevelopment.

The Opportunity is Here. Let’s Make It Yours.
Whether you’re building, investing or dreaming, TAEO is here to help you make it happen in Tulsa.
